We’re excited to share an innovative approach that’s helping us tackle overcrowding and meet the growing demand for larger family homes. By reconfiguring some of our larger RatTrad and Caspon properties when they become void, we’ve been able to convert them from 4-bedroom homes into spacious 6-bedroom homes.
Why make the change?
These properties include a first-floor lounge that isn’t essential for modern living. By repurposing this space, we’ve created two additional bedrooms and an extra shower room on the second floor. It’s a relatively small change, but one that makes a huge difference for families who need more space.
The impact so far
- 3 homes completed, with 2 more due for completion by the end of next month.
- At around £10,000 per property, the cost is fully recouped through the increased rent for a 6-bedroom home.
- Larger homes attract higher rent, which increases HRA income over time.
- We rarely build or acquire homes this big because it costs hundreds of thousands per unit; this approach grows our extra large stock without that spend.
Why this matters
There’s a lot of hidden demand for larger homes: many overcrowded families don’t even apply for direct lets or priority because they assume there’s no realistic chance. By adapting existing stock in a quick and affordable way, we’re responding to that unmet need and improving the lives of families who have been struggling with overcrowding, or in temporary accommodation. If it’s a council tenant, each move unlocks a chain (a large household vacates a 3/4 bed, which can then be relet), multiplying the impact.
Led operationally by Lee Collier in Strategy & Appraisals, this project has been a fantastic collaboration with KWL, and it’s a great example of how creativity and partnership can deliver real results for our communities. Well done to everyone involved.
